Estepona Property Market: Guide to Prices and Best Locations for Buying


Estepona’s property market is examined in detail here. The town is located on the Costa del Sol coast in Malaga province, Andalusia, with a population of approximately 70,000. It is one of the most promising coastal areas for property investment, thanks to its proximity to Marbella and expectations that both cities will eventually merge into a single conurbation, driving prices up.
Unlike Marbella, Estepona still has plenty of undeveloped land, offering numerous new-build options for buyers. The entry threshold starts from 100,000 euros. British residents predominate among foreigners, attracted by numerous golf courses and proximity to Gibraltar Airport. The town suits both temporary residence and holidays, as well as investors actively purchasing properties at various construction stages for resale or rental.
Estepona is divided into eight districts, each with its own characteristics, advantages and disadvantages.

1. Benamara-Atalaya

This eastern district is located at the foot of a hill near the Guadalmina river, which separates Estepona from Marbella. The area is relatively quiet, and Marbella is just 5-7 minutes by car. Property prices here are approximately 20% lower than in expensive quarters.
The seafront is densely built with resort property from 1984-1996. Two-bedroom apartments average 250,000 euros.
Beyond the AP-7 motorway lie numerous golf courses and prestigious complexes: Nueva Atalaya, Paraiso Barronal and the Velvet urbanisation. These are gated communities with high-tech villas, extensive gardens and modern infrastructure. A three-bedroom villa with sea views, 1,000 m2 plot and pool costs approximately 1,000,000 euros.
Advantages: numerous golf courses, proximity to Marbella and significantly lower property tax - around 1,500 euros per year for 1,000 m2 versus 2,500 euros in Marbella.
Disadvantages: remote suburban location despite official city status.
2. Selwo

Selwo has limited residential development - most of the territory is occupied by the “Aventura” nature reserve with a safari zone, home to cheetahs, tigers, flamingos and other animals. It is popular for family outings, but living nearby is less comfortable due to nighttime animal sounds and wind-carried smells.
The district is relatively new and actively under development. Current issues include an incomplete road network, poor evening lighting and lack of urban feel. However, these drawbacks present investment opportunities - as construction completes and infrastructure develops, property values are expected to rise.
New two-bedroom apartments in gated urbanisations with pools and gyms are available from 189,000 euros.
Beaches in the area are unequipped. Restaurants occupy part of the coastline, offering sunbeds and parasols for daily hire. Views of Marbella, Africa and Gibraltar open from Playa Bella beach.
Resina Golf is considered one of the best value-for-money options for golf lovers. Hotels are few - the main visitors are British golfers coming year-round. Two-bedroom apartments rent for approximately 100 euros per night.
3. Punta Plata

The Padron river separates Selwo from Punta Plata, where dense urban development begins. The Kempinski and Mar Azul hotels dominate the entrance, situated on the seafront with impressive infrastructure. Apartments here start from 750,000 euros.
Buyers receive a guaranteed income from Kempinski of 7-8% of property value per year (with a minimum personal stay of one month). Nearby is the Laguna Village shopping and leisure centre with parking and a private beach.
Further along the coast is a large shopping centre with an excellent selection of fish and seafood. Estepona functions as a major fishing port with daily fish and seafood markets alongside Carrefour and chain stores.
The Alcazaba Beach complex offers Andalusian-style resort property. A two-bedroom apartment without sea views on the second beach line costs approximately 260,000 euros. The management company provides a guaranteed rental service including agents, concierges and cleaning.
Beyond the AP-7 motorway, in the Reinoso and Los Llanos areas, agricultural land is farmed by local growers. Country houses and 1980s-1990s villas can be found here.

4. Estepona Pueblo

The centre and heart of Estepona, home to the town hall and bustling year-round. Known as the “Garden of the Costa del Sol” thanks to flowers blooming throughout the year. The district divides into four sub-districts: Pabellon Municipal, Centro, Puerto de Estepona and Zona Calvario.
Pabellon Municipal: from the Punta Plata boundary to Avenida Andalucia, where the main San Juan celebrations take place every July (bonfires and processions). Modern European infrastructure combines with services for permanent residents. New-builds reach ten storeys; apartments away from the coast start from 190,000 euros (approximately 20 minutes’ walk to the sea).
Closer to the coast, older buildings predominate. A 1996 seafront townhouse starts from 260,000 euros.
Centro: the Old Town with narrow streets and popular brand shops on Avenida Real. Numerous squares, restaurants and bars where Spanish families gather on weekends for lunch. The Orchidarium is Europe’s largest, featuring over 8,000 plant species.
This district suits permanent residence, tourism and rental. The main drawback is a parking shortage due to narrow streets. A two-storey 1990s townhouse costs from 110,000 euros (60 m2) to 500,000 euros.
Puerto de Estepona: planned pier modernisation for cruise liners will increase the sub-district’s appeal. Currently, cruise liners stop only in Malaga and Gibraltar. The town hall and bullring are near the port. New residential development surrounds the Plaza de Toros; plenty of undeveloped land remains.
The beach is just 10 minutes’ walk away. The Las Mesas project, on hills with sea and Old Town views from all apartments, offers new two-bedroom apartments from 320,000 euros. Comparable property in Marbella costs twice as much. A planned shopping centre with Spain’s largest screen suggests price growth, making the area attractive for investors.
The seafront is covered in flowers. Beyond the port, first-line luxury properties include Doncella Beach townhouses at approximately 2,000,000 euros.
Zona Calvario: beyond the AP-7 motorway - a new stadium and large Olympic sports complex under construction. The Teatro Auditorium Felipe VI concert hall hosts world artists. The remaining territory consists of industrial zones with warehouses and workshops, though businesses have been relocated from residential areas.
Playa de la Rada stretches along the Estepona Pueblo district - one of the finest beaches on the entire Costa del Sol, 70 metres wide and several kilometres long.




5. Seghers

The smallest district, attracting luxury property buyers. The Island project stands out with beachfront property from 850,000 euros.
Resale options requiring renovation with sea views cost around 350,000 euros. Seghers is distinguished by flower-lined streets and palm avenues. It is the only first-line coastal district with remaining development land, creating high investor demand.
Advantages: privileged zone status, warmest water in the town, wide beaches, comfort-class housing, palm avenues, development land available, investment potential.
Disadvantages: high property prices.
6. Altos de Estepona

The largest district, located on a hilltop with scenic views of the town, Mediterranean Sea and Gibraltar. A single constructed road means a car is essential. Not suitable for those without a vehicle.
Sierra Bermeja, Estepona’s highest point, attracts farmers and mansion owners. The area abounds with agricultural properties. In winter, temperatures drop to 5 C (cold for Andalusia) with possible snow. Several hiking trails cross Sierra Bermeja.
Due to the elevated location, not all villas have electricity connections. Some owners incur additional costs for water and power supply. However, land is relatively cheap - building plots cost approximately 60,000 euros. From 120,000 euros you can purchase a house of approximately 150 m2 in good condition with a private well near mountain freshwater sources.
Ideal for those who love agriculture, animal husbandry and farming. Mango and avocado plantations are established here. A go-kart track provides entertainment.

7. Costa Natura

The last district with one distinctive feature - a designated nudist beach. A hotel and residential complex serve visitors preferring clothing-free recreation of all ages. This results in noticeably lower prices compared to the city average. Spacious beachfront apartments start from just 120,000 euros.
The Valle Romano apart-hotel is one of the town’s largest and most popular golf resorts. Purchasing an apartment includes guaranteed income from the management company (minimum 5% annually) with residence limited to eight weeks per year - an excellent option for investors. The rest of the time, apartments are rented to tourists, predominantly British golfers taking advantage of the year-round climate. Apartments start from 112,000 euros.
New buildings are being constructed near the hospital - expected to become a key employer generating housing demand from medical staff. New two-bedroom apartments with sea views start from 143,000 euros, 10 minutes’ walk to the beach. New villas from 495,000 euros.
The area is served by new shopping centres and supermarkets (Mercadona, Aldi). The prestigious Colegio Diocesano Juan XXIII international school operates here.
Further into the mountains beyond the AP-7 lies the famous Alcazaba Lagoon complex, built around the largest artificial lake on the entire Costa del Sol. Residents enjoy an oasis environment with free children’s entertainment and water sports instructors. Restaurants operate within the complex. Two-bedroom apartments cost approximately 280,000 euros.
8. Playa Bahia Dorada

The final district with several large urbanisations: Finca Cortesin, Buenas Noches and others, targeting high-budget buyers. Villas stand on the first line of golf courses, with Michelin-starred restaurants nearby.
One particularity - proximity to the sea means lower prices, but with a caveat. In winter, water levels rise, the coastline sits in a depression, and flooding risk affects buildings, especially ground-floor apartments. Property is available from 80,000 euros, but such options should be approached with caution.
On the hillside, the location improves: views of the Mediterranean, Africa and Gibraltar without wind exposure. Two-bedroom apartments from 300,000 euros; villas from 1,500,000 euros. Despite distance from the centre, prices remain high.
Gated entrances to urbanisations and CCTV ensure security. Various cuisine restaurants are represented. An ordinary breakfast at Finca Cortesin costs approximately 50 euros, and diners may include celebrities from sport, television and European entertainment. Resale villas with pool start from 600,000 euros.
