Housing Valencia grows in price

Housing prices in the capital of Valencia at the end of June were 3.7% higher than a year earlier, according to Tinsa company data. The average price in Valencia is 1,518 euros per square meter — half the price of cities like San Sebastián, Madrid or Barcelona.
However, there are differences between districts: in some of them prices are still declining, which is quite unexpected. This applies to L’Eixample — one of the city’s districts with the highest prices, which was also one of the most sought-after. According to Tinsa, the cost per square meter there is now 2,188 euros, which is 7.1% lower than the level a year ago.
The situation is different in two other prestigious districts of the capital — Turia and Ciutat Vella in the city center — where the square meter grew by 5.6% over the year and reached 2,584 euros. In Pla del Real — the first zone of urban expansion with modern buildings — a square meter costs 2,391 euros, which is 2.8% more than a year ago.
Among the districts with growing prices, Quatre Carreres and Rascanya stand out — areas with new construction and developed infrastructure.

- Highest growth: Rascanya (18.3%), Campanar (11.7%), Pobles de l’Oest (8.3%)
- Biggest decline: L’Eixample (−7.1%), Patraix (−3.6%)
Regarding rentals, analysts note that more and more people are choosing this format, and profitability is growing. In Valencia, the average rental yield is 3.7%, with some districts showing higher rates.
One such district is Olivera, where rental yield reaches 5.7%, and demand continues to grow. Sale prices in this district grew by 6% over the year, and interest in it has noticeably increased over the past decade.
