The average price per square meter of second-hand housing in Spain is €1,890, which is 0.7% higher compared to the previous year. Although prices decreased by 0.2% from July to August, this is the first annual growth after eleven consecutive months of decline, according to the Fotocasa Real Estate Index.
Price Growth by Regions
Eleven autonomous communities recorded price increases. La Rioja leads with an increase of 2.0%, followed by Aragon (1.0%), Balearic Islands (0.9%), Cantabria (0.5%), Madrid (0.3%), Navarre (0.3%), Castile and León (0.3%), Andalusia (0.2%), Extremadura (0.2%), Asturias (0.1%), and Valencia (0.1%).
Conversely, prices decreased in six regions: Murcia (-0.7%), Basque Country (-0.4%), Castile-La Mancha (-0.4%), Canary Islands (-0.3%), Catalonia (-0.2%), and Galicia (-0.1%).
Where is the Most Expensive Second-Hand Housing Located?

Madrid leads in prices at €3,128/m², followed by the Basque Country (€2,872/m²), Balearic Islands (€2,870/m²), and Catalonia (€2,538/m²).
Provinces with the Highest Price Growth
Huesca (3.0%), Soria (2.1%), and La Rioja (2.0%) recorded the highest growth among provinces. The largest decrease was noted in Seville at 1.6%.
Gipuzkoa is the most expensive province in Spain at €3,157/m², followed by Madrid and Barcelona. Ciudad Real remains the most affordable province at €980/m².
Provincial Capitals


Twenty-five of the fifty provincial capitals recorded monthly growth. Cuenca leads with a significant increase of 6.0%. San Sebastián ranks first in prices among provincial capitals (€5,585/m²), ahead of Barcelona (€4,372/m²) and Madrid (€3,899/m²).
Municipalities
Among 711 municipalities, half recorded monthly price growth. Fuente Álamo de Murcia showed the highest increase at 14.6%, while Es Mercadal in the Balearic Islands demonstrated the largest decrease (-9.4%).
