Housing grew July 2021

The volume of residential real estate purchase and sale transactions in Spain grew by 22.9% in July compared to the same month in 2020 — a period heavily affected by the Covid-19 pandemic. By the end of July 2021, 64,039 transactions were recorded.
The average price per square meter was 1,475 euros, which is 2.2% higher compared to the same period last year.
This data was published by the General Council of Notaries on September 16. According to the report, apartment sales increased by 23.3% year-on-year and amounted to 47,505 transactions, while sales of private houses increased by 21.6% — to 16,533 transactions.

Where is the number of transactions growing again?
Cantabria led in the number of transactions with a growth of 55.5%. This is followed by La Rioja (43.1%), Catalonia (40.2%), Andalusia (30.5%) and the Valencian Community (24.8%).
The Balearic Islands (18%), Canary Islands (17.5%), Castile-La Mancha (16.6%), Castile and León (16.2%), Aragon (15.7%), Asturias (14.6%), Madrid (14.5%) and Galicia (14.2%) also showed growth.
The smallest growth was recorded in Navarre (0.4%), Extremadura (1.2%), the Basque Country (2.6%) and Murcia (8.4%).

In which autonomous communities have housing prices increased?
The highest growth in housing prices was recorded in Galicia — 19.5%. This is followed by Aragon and the Balearic Islands (11.9% each), La Rioja (11%), the Canary Islands (10.7%), Andalusia (9%), Cantabria (7.3%), Extremadura (7.3%), Murcia (6.8%), Castile-La Mancha (5.5%), the Valencian Community (4.4%) and Madrid (2.8%).
Price decreases occurred in Navarre (−10.5%), the Basque Country (−5.8%), Castile and León (−3.4%), Asturias (−3.1%) and Catalonia (−2.1%).
By type of housing: apartment prices fell by 4% — to 1,624 euros/m², while private house prices rose by 17.9% — to 1,260 euros/m².
The number of mortgage loans soared by almost 50%
The number of mortgage loans for home purchases increased by 48.9% and amounted to 33,880 transactions. The average loan amount decreased by 2.5% — to 147,820 euros.
The share of home purchases with mortgage financing was 52.9%. The loan amount on average covered 73.6% of the property value.
Creation of new companies decreased by 2.3%
In July, the number of newly registered companies decreased by 2.3% year-on-year — to 8,836. The average share capital was 3,039 euros.
