Valencia Real Estate at Its Peak: Triple Growth in Transactions Compared to the Rest of Spain

The Valencian Community demonstrated significant real estate market growth in October 2021 compared to previous periods. The number of real estate transactions grew by 31% year-on-year, substantially exceeding the national average of 19.7%. Compared to pre-pandemic October 2019, the region’s growth was 15.8%, three times higher than Spain’s overall growth of 5.9%.
Housing Transactions
Housing sales and purchases increased by 35.1% compared to October 2020 — from 4,570 to 6,176 transactions. Distribution by provinces: Alicante (2,848), Valencia (2,621), and Castellón (707). Compared to October 2019, the number of housing transactions increased by 16.7%.
The Valencian Community ranked third in the country by transaction volume after Andalusia and Catalonia, surpassing Madrid by approximately 2,000 operations. Across Spain, 86,139 real estate purchase-sale transactions were registered that month.
Mortgages
Mortgage applications showed substantial growth: +49.4% compared to October 2019 and +57.9% year-on-year. The growth rate more than doubled the national average. The region registered 5,890 mortgage operations — the fourth highest figure in Spain.
For mortgage operations directly related to housing, the Valencian Community processed 4,156 transactions, corresponding to growth of 47.6% from October 2019 and 58.4% year-on-year.
Overall in Spain, the number of mortgage transactions for all types of real estate grew from 36,147 to 45,695.
