Home appraisals increased by 57.3% in June

The volume of housing valuations for mortgage purposes reached a new high in the first half of 2021
Property appraisals in Spain increased by 57.3% in the first half of 2021 year-on-year to 233,300 transactions, slightly above the figures reached in 2018, reaching a new high, according to data published by the Spanish Association of Value Analysis (AEV).

Furthermore, the average amount of appraisals reached €212,000 between January and June this year, representing a rise of 3.8% compared to the first six months of 2020.

The average value of appraised homes has been growing steadily since 2014. According to the AEV, this is due to rising market prices and changes in the properties appraised, which are now larger and located in more expensive areas.

Paloma Arnaiz, secretary general of the AEV, said that, "although we know that part of this spike in activity is due to the channelling of pent-up demand during the lockdown in 2020, this is undoubtedly great news that reflects the positive dynamics of the real estate sector as a whole".

Sales and purchases grew in July

On the other hand, the National Statistics Institute (INE) reported this week that property sales and purchases increased by 53.5% last July in annual rate, up to 50,258 transactions.

Specifically, 18.9% of these sales were of new construction and 81.1% were second-hand. New housing sales and purchases rose by 40.2% compared to July 2020 and second-hand housing sales and purchases increased by 56.9%.
