There is one thing we have repeated during the pandemic: our priorities have changed when it comes to choosing a home. The request for the terrace has superseded other pre-Covid requirements when choosing property such as location, etc; and we are not talking about any regular balcony, but one with admirable views.

Repeated restrictions and other measures have fuelled the need to be in contact with the outdoor space in some way. According to a report by Barnes Barcelona, good views of the city can increase the value of a property by up to 30%. The real estate agency details how the residential demand in the city of Barcelona, both local and foreign, yearns to be able to observe from their windows some tourist attractions of Barcelona such as Sagrada Familia, Cathedral, Casa Batlló, La Pedtera, Tibidabo or the Mediterranean Sea.

"There is a large number of clients who call us with a very clear idea of what they want, and that image of the perfect home always includes unbeatable views that allow them to feel part of the city," says Elizabeth Hernández, director of Barnes Barcelona, who reminds us that "we have to bear in mind that Barcelona is a brand that many people are in love with. And the fact that its essence can form part of our home is an intangible asset that is highly valued by any buyer looking for a special home".

The most sought after

The most sought-after average property on the high-end market of Barcelona intended to be purchased as a main residence, is around 150 square meters in size and it usually features three bedrooms, two bathrooms and various outdoor areas.

The security and tranquility of the property and the neighborhood are also two of the requirements most valued by buyers, as well as the proximity to schools, shopping areas, parks and sports areas.

As for the type of property, although refurbished properties or properties in good condition are preferred, the demand received from the real estate agency shows that clients do buy properties to be refurbished as long as there are significant reductions in the sale price.
