The sale and purchase of homes recorded its best October in 14 years, rising by 22.2%

The sale and purchase of homes in Spain soared by 22.2% in October 2021 compared to the same month last year (46,242 transactions), its highest figure for this month since 2007
This fact is derived from the data published by the National Statistics Institute (INE). Moreover, with the year-on-year increase in October, the sale and purchase of homes has now been positive for eight consecutive months, following rises of 32.4% and 65.9% in March and April, respectively, 107.6% in May, 73.5% in June, 53.5% in July, 57.9% in August and 40.6% in September.

The year-on-year upturn in house sales and purchases in October was the result of the increase in transactions involving new homes, which rose by 21.6% to 9,344 transactions. The increase in the sale and purchase of used flats was 22.4%, which totalled 36,898 transactions.

In the tenth month of the year, 91.5% of the properties transferred by sale and purchase were free properties, and 8.5% were protected ones (subsidized by the government).

The sale and purchase of free housing rose by 22.3% year-on-year in October, to 42,325 transactions, while that of protected housing rose by 21.3%, totalling 3,917 transactions.

In monthly terms, house sales fell by 13.4% compared to September, its largest decline in at least five years.

In the first ten months of the year, home sales and purchases accumulated an increase of 35.9%, with rises of 39.3% in transactions involving new homes and 35.1% in the case of second-hand homes.

The Autonomous Communities with the highest number of housing transfers per 100,000 citizens were Comunidad Valenciana (175), La Rioja (163) and Cantabria (156).

The regions with the highest annual increases in the number of property sales in October were the Balearic Islands (57.7%), Cantabria (41.2%), La Rioja (41.1%), Comunidad Valenciana (32.7%) and Cataluña (31.6%).

Below the average were: Madrid (21.6%), Andalusia (21%), Murcia (20.3%), Canary Islands (18.8%), Castile-La Mancha (17.7%), Castile and Leon (15.1%), Galicia (15.6%), Aragon (9.3%) and Extremadura (7.8%). On the other hand, Navarre (2.4%) recorded the smallest increase.

The only Autonomous Communities in which transactions fell were the Basque Country (-6.1%) and Principado de Asturias (-0.9%).

The total number of property purchased rose by 5.9%

In October, the number of properties transferred in the land registries, from public deeds previously executed, reached 167,791 – 5.9% more than in the same month in 2020.

16.8% more properties were transferred by purchase and sale than a year earlier, while those transferred by donation fell by 3.2% annually; those transferred by inheritance fell by 2.9%, and the ones transferred by exchange increased by 1.9%.

86.3% of sales and purchases in October corresponded to urban properties, and 13.7% to rural properties. Purchases and sales of urban properties increased by 19.4% year-on-year, while those of rural ones rose by 2.8% (12,497 transactions) compared to October 2020.
